One of the best decisions you will ever make as a home or commercial building owner is to seal/coat your roof. Your roof is constantly exposed to natural elements like sun, air, rain, and snow, which affects its durability, effectiveness, color, and other functions.

When replacing your roof is not an option because of its cost. Repairing your roof seems cheaper, but it’s also costly, especially when the roof problems are much. So, what then do you do?

The efficient and cost-effective method is using the best roof coating on your roof. It not only protect your roof, but it also saves you a lot of expenses.

Benefits Of Flat Coating And Sealant

Waterproofing

Roof coating and sealing are effective in protecting your roof from being penetrated by water. It doesn’t allow water to store on your roof, neither does it allow it to penetrate. Even if your roof is about leaking, coating and sealant make it tougher to resist water

Reflecting Heat

Coating and sealant help your roof reflect more heat, reducing the heat your roof absorbs; thereby, reducing energy costs and saving you more money.

Extend Roof Life

Typically, a flat roof TPO should last 10-20 years, but applying a coating or sealant can extend its life to 30 or more years.

Flame Resistance

Some coatings or sealants are fire-resistant. So, if your building is liable to fire or maybe, you are afraid of fire, then you should use a fire-resistant coating or sealant.

Reduce Heat And Reduce Cooling Cost

Applying an effective roof sealant on your roof reduces the heat inside your home, makes your room cooler, and reduces the funds you spend on cooling your home. This will help you if your building is located in a sunny environment.

Prevents Mold Growth

Coat and sealant prevent mold from growing on your roof. With coating and sealant in place, you need little or no maintenance on your roof. And you no longer have to worry about mold growing on your roof.

Maintain Roof Color

On average, the color of your roof fades half the time of its lifespan. So, applying a roof sealant on your roof will maintain and make the color of your roof stand out and glow.

Saves Your Environment

Using a roof sealant extends your roof’s life span, which in turn reduces the repair and replacement of your roof. Therefore, it saves the environment from waste and keeps the environment clean.

Easy Installation

Coating/sealant is a no-brainer to apply on your roof.

What Is The Cost Of Sealing Your Roof?

The cost of sealing depends on the square foot, the type of flat roof,  the size of your building, the kind of sealant, the roofing contractors, and many other factors. On average, roof sealant ranges from $0.5 – $3 per square foot. Then there are also fees for labor/installation per square foot, which vary from 0.5 to $5.

These prices are general. The kind of roof sealant you are buying and the roofing contractor you are hiring to do the job for you will influence the price. Except you have experience working on the roof, don’t ever try DIY (do it yourself).

What you should Know Before Applying A Sealant

Before choosing any roof sealant or coating, you should get a roofing contractor to do a free evaluation of your roof so you can ascertain the kind of roofing sealant it needs, and of course, that would last for a long time.

Only use roof sealant for roofs that are not close to the end of their lifespan. For example, If TPO lasts 10 – 20 years, then 2 – 5 years is a good time to apply the roof coating. You could also use it immediately after installation.

While that is a general outlook on how much applying a roof sealant or coating can cost you, the price differs from one contractor to another, and the type of your flat roofing material will affect how much you’ll pay.
